From the selling party (Trust)

If you are a legal person:

1) Digital PDF of the Articles of Incorporation and its recent modifications, if any, with due registration in the RPPC. Readable;

2) Digital PDF Tax Registration Certificate where tax address is stated. [this serves as proof of the company's address];

3) Corporate report signed by a legal representative (we send the form, you only have to designate the controlling beneficiaries of the company)

4) Digital PDF of the Power of Attorney for Domain Acts of the Representative who will sign the trust with its due registration in the RPPC.

From the legal representativehim:

​

1) Digital PDF of valid official identification with signature;

2) Digital PDFto the Tax Registration Certificate where the tax address is stated. [this serves as proof of home];

Of shareholders who have more than 15% of the capital or share (controlling beneficiaries)

​

1) Digital PDF of valid official identification with signature;

2) Marital status, with PDF identification of the spouse and property regime, or PDF identification of the common-law wife or common-law partner; and, PDF marriage or cohabitation certificate

if applicable;

3) Digital PDF Tax Registration Certificate where tax address is stated. [this serves as proof of address];

4) CURP [I will take those from the tax record];

on parselling you (trustor):

If you are a natural person

1) Digital PDF of valid official identification with signature;

2) Marital status, with PDF identification of the spouse and property regime, or PDF identification of the common-law wife or common-law partner; and, PDF marriage or cohabitation certificate if applicable;

3) Digital PDF Tax Registration Certificate where tax address is stated. [this serves as proof of address];

4) Digital PDF of Birth Certificate;

5) CURP [I will take the information from the tax certificate];

6) Contact information: activity, email and telephone numbers. [I will take the data from the tax certificate]

Of the property subject to the trust

​

1) Digital PDF Public Deed and Appendices, with due registration to the RPPC. Readable;

2) Digital PDF of the Condominium Property Regime with its due registration to the RPPC (if applicable);

3) Digital PDF of the Condominium Regulations;

4) Digital PDF Acquisition Notice presented to the SRE, regarding the property subject to trust (applies only if the seller is a legal entity with a Foreigners Admission Clause, the Notice is requested by the SRE for the foreigner's request to establish a trust) ;

5) Digital PDF of the Cadastral Certificate of the development, private unit or property (depending on the case).

6) Digital PDF Certificate of Freedom from Encumbrance with first preventive notice;

7) Digital PDF Property Tax Payment (current);

Certificates for signing the trust

​

1) Digital PDF Proof of no property debt (current);

2) Digital PDF Proof of no water debt (current);

3) Digital PDF Proof of non-debit of Work Cooperation (current);

4) Digital PDF Proof of non-debt of maintenance fees (current);

Documents of the foreign client

to). Digital PDF of the valid and signed passport. Readable.

b). Marital status, with PDF identification of the spouse and property regime, or PDF identification of the common-law wife or common-law partner; and, PDF marriage or cohabitation certificate if applicable.

c). Digital PDF of proof of address

d). Occupation, telephone number and email.

and). Tax Identification Number of the country of origin.

If the foreigner is a resident in Mexico, they must present the documents listed in sections a, b, c, d and present RFC* and Residence Card.

*Of the substitute beneficiaries in the event of the death of the titular trust

Documents of the foreign beneficiary: The foreign beneficiary must present the

document listed in sections a, b, c, d and e.

 

If the beneficiary is a foreigner residing in Mexico, they must present the documents listed in sections a, b, c, d and present RFC* and Residence Card.

 

If the beneficiary is Mexican, they must present the documents listed in sections a, b, c, d

and present RFC* and Birth Certificate if you do not have a passport.

 

*In case of presenting RFC (Federal Taxpayer Registry), the Certificate of Tax Situation
